An interesting little project as it was small but full of character. A small 2 storey extension with a dog room, WC and shower/utility room on the ground floor and a large vaulted bedroom and WC upstairs.
Ground preparation was done, footings dug, (see pic) then carefully the reduced dig was carried out. Blocks laid then slab prepared as we had to fully tank the ground floor slab as it was all slightly below the existing ground level and then concrete.
Block and brickwork then took place then scaffold erected.
First floor joists were then put it, they had to be oversized due to the height restrictions on the existing building and a hole left out for the small lift to go in. Brickworks was built to eave height on one flank see pic. then second storey on 2 flanks was constructed in timber then the external featheredge tacked on leaving an opening for the bi fold doors. See pic. Rafters and steels put in and then the roof could commence.
Plenty of internal insulation in the vaulted roof and timber frame.
Then it was all tacked and plastered. All second fix joinery carried out with pine doors, skirting and architrave. The client was doing the decorating so it was finished plaster for us.
